Payments must be made on time to avoid cancellation. Any reservation changes (dates, number of guests) must be requested in writing. 2️⃣ Cancellation & Refund Policy All cancellations or modifications must be submitted in writing. No-shows, late arrivals, reductions in party size, or early departures are non-refundable. Refunds are only provided at zero55rooms' discretion if a major issue cannot be resolved in a reasonable timeframe. Guests who leave without notifying zero55rooms forfeit any right to compensation. 3️⃣ Use of Property The apartment is for private holiday use only. No illegal or dangerous activities are allowed. No excessive noise—quiet hours from 10:00 PM to 7:00 AM. No smoking indoors or on balconies (EUR 250 fine if violated). Smoking is only allowed on the roof. No unauthorized pets (EUR 250 fine if violated). Unapproved events, parties, or extra guests beyond the registered number are strictly prohibited. If found to be in violation of any of these conditions, you will be evicted from the property immediately. 4️⃣ Check-in & Check-out Check-in: From 4:00 PM CET. Check-out: By 10:00 AM CET (strictly enforced). Late check-out requests must be made in writing before arrival and are subject to approval. 5️⃣ House Rules & Responsibilities Keep noise levels low to respect neighbours. Lock apartment door and close windows when leaving. Air conditioning must be turned off when not in use. No eating or drinking in bedrooms to maintain cleanliness. Guests are responsible for any damages, breakages, or missing items and will be charged accordingly. 6️⃣ Security & Emergencies Security deposit may be held for damages, excessive cleaning, or unpaid fees. In case of fire, use the provided fire extinguisher and evacuate if needed. In an elevator emergency, use the internal phone and notify zero55rooms. 7️⃣ Key & Access Policy Access is thru physical keys from a lockbox. During checkout, keys must be returned to the lockbox and code scrambled. Lost keys will incur a EUR 100 fine to cover replacement costs. 8️⃣ Liability & Responsibility zero55rooms is not liable for injuries, theft, or personal property loss. Guests must secure the apartment when unoccupied. Any damage or excessive cleaning needs will be charged to the guest.
